    Abstract

    In light of growing demographic challenges, social isolation, and the increasing scarcity of affordable housing, communal housing projects are gaining importance – particularly as a form of social innovation. While urban areas often benefit from established support structures for such initiatives, project initiators in rural regions face specific challenges and are frequently left to navigate the process alone, which can increase the risk of failure. This thesis aims to define the concept of communal housing and to identify key success factors and obstacles in the context of rural areas. Based on a review of current academic literature and seven semi-structured interviews with residents of rural housing projects, a qualitative content analysis is conducted. The interviews provide insight into the experiences of individuals who have navigated the entire development process – from the initial idea to collective living. These findings are used to derive structured recommendations for action. The main dimensions of communal housing projects include organizational structure, legal form, shared vision, financing, group fluctuation, local networking, choice of building, and the management of internal social dynamics. The resulting recommendations are compiled into a practical guide for future founders, contributing to the promotion of innovative housing models in rural regions.
