Abstract

Climate change, limited resources and rising prices have made the issue of “energy” to a main topic of our current society. The majority of the primary energy sources used resources for power supply are finite, therefore a shift towards of the energy efficiency and the use of renewable energy sources is essential. Nowadays the building sector requires more than 40 per cent of the final energy consumption in Austria. For that reason the energetic optimization of buildings represents a central approach. This diploma thesis focuses on the investigation of the Maria-Theresia multi-storey building in Wels, regarding the thermal quality of the existing building and the possibilities and potential for increasing the energy efficiency. The energy efficient building refurbishment needs to address two issues: a highly insulated building envelop and an energy-efficient supply system. To find out the most efficient concepts based on energetic figures it is essential to compare them from an economic point of view. The building was constructed in the year 1968 and contains altogether 150 flats on 25 floors. The monolithic reinforced concrete construction has a wall thickness of 40cm and no insulation. Due to high thermal losses because of the bad quality of the building envelope, the owners have operating costs for the heating system of approximately € 100.000 per year. The aim of this thesis is to present the redevelopment and an energy concept for the multi-storey building, which complies with the passive house standard according to the criteria of the Passivhausinstitut Darmstadt. A passive house is an optimized and thus very energy-efficient building, which exhibits a small power requirement and represents an economical and environmental friendly solution. The assignment demonstrates how to observe this standard and which benefits this produces. It could be shown that measures as part of an energetic refurbishment of the building leads to a short payback period and apart from the lower operating costs, the living quality is increased and the real estate value of the building is increased.
